一、依「國立陽明交通大學職務宿舍借用與管理要點」規定辦理。(https://ga.nycu.edu.tw/ga/ch/app/folder/1289)。
二、職務宿舍申請資格如下:
(一)多房間職務宿舍:供本校編制內專任助理教授以上、編制內具有博士學位之研究人員或因職務特殊,經簽奉核准需住宿之職員借用;且有配偶、未成年子女、父母或身心障礙賴其扶養之已成年子女隨居任所者借用。如無上述眷屬隨居任所,於本校任職三年以上者,亦得借用。
(二)單房間職務宿舍:供本校編制內專任教師、編制內研究人員或非編制專案教師借用。因職務特殊,需住宿之職員得借用雅房;專案教師得借用家庭房型之套房或雅房。
三、申請程序:如有借用需求且符合上開申請資格者,請於旨揭期間內至「國立陽明交通大學校園單一入口/總務處/教職員宿舍管理系統(陽明校區)報名並上傳下列資料:
(一)職務宿舍借用申請單(單房間職務宿舍僅採計個人點數)。
(二)戶籍資料:申請人及其戶內成員之身分證影本、戶口名簿影本或戶籍謄本,三者擇一。
(三)身心障礙手冊影本:申請人或其戶內成員有身心障礙可加計點數。
(四)申請人及其配偶、未成年子女及申請書所列眷屬在全國均無自有住宅者加計六點;自有住宅非位於臺北市、新北市者得加計四點。
(五)內政部營建署證明:申請多房間職務宿舍者,若申請人或其配偶曾獲政府補貼利息輔助購置住宅貸款,請務必於公告期間內檢附已歸還政府負擔補貼利息證明,逾期不受理申請;償還貸款利息之相關程序耗時20天以上,請儘早提出申請,以避免影響權益。

1. The National Yang Ming Chiao Tung University Guidelines on Faculty Dormitory Lease and Management are applicable.
2. The eligibility criteria for staff dormitory applications are as follows:
(1) Multiple-room faculty dormitories: Such dormitories are available for certified assistant professors or those with a higher ranking, certified research personnel with a doctoral degree, and staff members who, because of specific job requirements, have been approved for such accommodations and have accompanying spouses, minor children, parents, or adult children with disabilities under their care. Those who do not have the aforementioned dependents living with them and have been employed at the university for at least 3 years may also apply.
(2) Single-room faculty dormitories:
Such dormitories are available for certified full-time teachers, certified research personnel, and non-certified project faculty members. Staff members with specific job requirements that necessitate such accommodations may apply for a single room. Project faculty members may apply for a family-type studio or a single room.
3. Application process: If you meet the aforementioned qualifications and need to rent a dormitory, please register and upload the following documents to the website (http://portal.nycu.edu.tw/#/login?redirect=/s/nycu) within the specified period through the following path: NYCU Portal / NYCU Campus/ General Affairs/Teacher dormitory management system.
(1) Application for renting faculty dormitory (only individual points are considered for single-room faculty dormitory applications).
(2) Household registration record: Please submit either one of the following: copies of the applicant’s and their household members’ R.O.C. (Taiwan) Resident Certificate card, household certificate, or household certificate tran.
(3) Copy of disability identification or (and) certification: If the applicant or their household members have disabilities, they are entitled to bonus cumulative points.
(4) If the applicant, their spouse, minor children, and family members listed in the application do not own any residential property in the country, they are entitled to six bonus cumulative points. Those with a residential property that is not in Taipei City or New Taipei City are entitled to four bonus cumulative points.
(5) Proof issued by the Construction & Planning Agency, Ministry of the Interior:
If the applicant or their spouse has received government subsidies for interest on housing loans and intends to apply for a multiple-room faculty dormitory, they should submit proof that they have repaid the government-subsidized interest within the specified period. Late applications are not accepted. Please note that the process for repaying the interest typically requires at least 20 days. To ensure that your rights are not compromised, please submit your application as early as possible.

陽明校區長期職務宿舍借用規定
一、依據:國立陽明交通大學職務宿舍借用與管理要點辦理(https://ga.nycu.edu.tw/ga/ch/app/folder/1289)。
二、本要點第7點第3款規定,「編制內教職員工借用同種類之職務宿舍以十五年為限,同種類之職務宿舍調整時亦同。但各類宿舍(含多房間及單房間職務宿舍)借用合併計算以不超過二十五年為限。另本校得保留部分多房間或單房間職務宿舍供新進教師借用,期限最多為三年。」
三、借用資格:
(一)多房間職務宿舍:
1.供本校編制內專任助理教授以上、編制內具有博士學位之研究人員或因職務特殊,經簽奉核准需住宿之職員借用。
2.多房間職務宿舍供有配偶、未成年子女、父母或身心障礙賴其扶養之已成年子女隨居任所者借用。如無上述眷屬隨居任所,於本校任職三年以上者,亦得借用。
(二)單房間職務宿舍:供本校編制內專任教師、編制內研究人員或非編制專案教師借用。因職務特殊,需住宿之職員得借用雅房;專案教師得借用家庭房型之套房或雅房。
四、作業流程:
(一)管理單位於每年五月、十一月有宿舍待配時,公告週知二十日 (含例假日),申請人有借用需求時,請於公告期間內提出申請。
(二)申請宿舍前,請申請者先取得NYCU Portal之帳號、密碼或向管理單位申請宿舍系統臨時帳號。
(三)請進入國立陽明交通大學校園單一入口/總務處/教職員宿舍管理系統(陽明校區)報名(http://portal.nycu.edu.tw/#/login?redirect=/s/nycu)並上傳下列資料,逾期則視為放棄申請或不予加計點數:
1.職務宿舍借用申請單(由申請人本人親自簽名或蓋章後,由單位主管簽名或蓋章,再掃描上傳系統),必備文件。
2.申請人本人及戶內成員戶籍資料(身分證影本、戶口名簿影本或戶籍謄本),必備文件。
3.若申請人及其戶內成員有身心障礙者,請檢附身心障礙手冊影本;需加計點數者提供。
4.內政部營建署核發已歸還政府負擔補貼利息之證明(曾獲政府負擔補貼利息之輔助住宅貸款,已主動歸還政府負擔補貼利息者)。
(四)本案將擇定適當時間進行宿舍參觀,參觀日期將於當期公告內容中敘明,(請詳見公函或總務處網站/最新消息) (https://ga.nycu.edu.tw/ga/ch/app/news/list?module=headnews&id=5303)
(五)管理單位將自行於內政部營建署網站查詢申請人及其配偶是否曾獲政府輔助、補助購置或承購住宅,包括曾獲政府負擔補貼利息之輔助、補助購置住宅貸款及曾承購政府興建優惠計價之住宅等,如經查得將無法申請宿舍。
(六)管理單位於簽會人事室提供薪額、俸點及年資等資料後,統計各申請人點數,將點數E-mail給各申請人確認,並將獲配名冊簽請總務一級主管核定後依序選配。
(七)請獲配者依管理單位通知辦理簽約及法院公證作業。
五、有下列情形之一者,不得申請借住職務宿舍,已借用者,應於三個月內騰空遷出,交還原管理機關:
(一)宿舍管理手冊規定不得借用者
(二)曾配住職務宿舍,因違規使用遭收回者。
(三)本人及配偶曾獲政府輔助、補助購置或承購住宅,包括曾獲政府負擔補貼利息之輔助、補助購置住宅貸款及曾承購政府興建優惠計價之住宅等。
六、申請人有下列情形之ㄧ者,暫停分配宿舍:
(一)教師在接受其他學校或機關借聘或借調且不在本校支薪期間。
(二)留職停薪期間。
(三)留職留薪超過一年以上。
七、其他:
(一) 宿舍分配採「積點辦法」,以申請人所得積點多寡決定借用順序,點數相同時,以到職先後為序,再相同時,以抽籤方式決定。
(二) 點數計算以分配公告前1個月最後1日計算。
(三)申請後如需填寫、修改志願或修改資料,請於公告期間內進入系統自行填寫或修改,公告屆滿即不得異動。
Regulations for renting long-term staff dormitories at Yangming Campus
1. The National Yang Ming Chiao Tung University Staff Dormitory Lease and Management Guidelines are applicable (https://ga.nycu.edu.tw/ga/en/app/folder/1382).
2. According to Paragraph 3, Article 7 of said guidelines, “Staff within the staffing complement of the University may rent the same type of staff dormitory room for up to 15 years. This 15-year period continues if the staff member changes rooms and moves into the same type of staff dormitory room. The total duration of renting various types of dormitory rooms, including multiple-room and single-room dormitory rooms, may not exceed 25 years. In addition, the University may reserve a part of multiple-room or single-room staff dormitories for new teachers to live in for up to 3 years.”
3. Eligibility criteria for renting:
(1) Multiple-room staff dormitories:
a. Available for full-time assistant professors, associate professors, and professors; full-time research staff with a Ph.D. degree; and approved personnel who require dormitories because of the nature of their jobs.
b. Tenants living with their spouses, minor children, parents, or adult children with disabilities who require the care of the tenant may apply for the multiple-room staff dormitories. Tenants living without the aforementioned family members may also apply for the multiple-room staff dormitories after they have worked in the University for more than 3 years.
(2) Single-room staff dormitories:
Available for full-time assistant professors, associate professors, and professors; full-time research staff; and contract project teachers. Personnel who require accommodation because of the nature of their jobs may rent a room. Project teachers may rent family-type studios or rooms.
4. Application procedure:
(1) When dormitories are available for allocation in May and November each year, the relevant management unit will provide a 20-day notice (including holidays). Applicants who need to rent a dormitory must submit their application during the specified period.
(2) Before applying to rent a dormitory, applicants must obtain an NYCU Portal account and password or request the relevant management unit to provide them with a temporary dormitory system account.
(3) Please register and upload the following documents to the website (http://portal.nycu.edu.tw/#/login?redirect=/s/nycu) within the specified period through the following path: NYCU Portal / NYCU Campus/ General Affairs/Teacher dormitory management system. Applicants who fail to do so by the deadline shall be regarded as having withdrawn their applications and are not eligible for cumulative point calculation. The documents are as follows:
1. The Faculty Dormitory Lease Form is required and must be signed or affixed with the seal of the applicant, signed or stamped by the unit supervisor, and scanned and then uploaded to the system.
2. Household registration records (copy of R.O.C. (Taiwan) Resident Certificate card, copy of household certificate, or household certificate tran) of the applicant and their household members are required.
3. If the applicant or their household members have disabilities and intend to apply for bonus cumulative points, a copy of their disability identification or (and) certification must be attached.
4. An applicant who has received and repaid government subsidies for interest on housing loans must provide proof that they have repaid the government-subsidized interest; such proof must be issued by the Construction & Planning Agency, Ministry of the Interior.
(4) Suitable times for dormitory tours will be scheduled, and the tour dates will be announced in the latest announcement. For more details, please refer to the official letter or visit the News section (https://ga.nycu.edu.tw/ga/en/app/news/list?module=headnews&id=1353) of the Office of General Affairs website.
(5) The relevant management unit shall check the website of the Construction & Planning Agency, Ministry of the Interior, to verify whether an applicant or their spouse has ever received government assistance or subsidies for the purchase or acquisition of housing, including assistance and subsidies for interest on housing loans and the acquisition of government-built housing at preferential prices. Applicants who fail to meet the eligibility criteria may not apply for a dormitory.
(6) After verifying the salary, points of pay, and seniority ination of applicants from the Personnel Office, the management unit calculates the points for each applicant, sends an email to the applicant to confirm their assigned points, and submits the list of applicants ed for dormitory allocation to the first-level unit supervisor of the General Affairs Office for approval.
(7) Applicants who are allocated a dormitory must follow the instructions of the relevant management unit to complete contract signing and court notarization processes. Notarial fees shall be borne by the tenants.
5. Personnel who meet any of the following conditions are ineligible to apply for a staff dormitory. Those who have already rented one must vacate their dormitory and return it to the relevant management authority within 3 months.
(1) Personnel who may not rent staff dormitories as specified in the Dormitory Management Handbook.
(2) Personnel who have violated rules and have been ined that they must move out of staff dormitories.
(3) Personnel who have received government assistance or subsidies for the purchase or acquisition of housing, including assistance and subsidies for interest on housing loans and the acquisition of government-built housing at preferential prices.
6.The allocation of dormitories is suspended for applicants to which any of the following conditions apply:
(1) Teachers hired or seconded to other schools or institutions and not paid by the University.
(2) Applicants on temporary leave without salary.
(3) Applicants on temporary leave with salary for more than 1 year.
7. Others:
(1) Dormitory allocation is d on a cumulative point system, where the order of allocation is determined by the number of points obtained by an applicant. When applicants are tied on points, priority is given to the applicant with the earlier employment date. When applicants are tied on points and have the same employment date, the order of priority is determined by drawing lots.
(2) Points are calculated on the basis of the final day of the month 1 month prior to the announcement of dormitory allocation.
(3) If you need to specify or update your dormitory preferences or ination after applying, please do so within the specified period. No changes are allowed after the stipulated date.
陽明校區新進教師宿舍借用規定
一、依據:國立陽明交通大學職務宿舍借用及管理要點辦理(https://ga.nycu.edu.tw/ga/ch/app/folder/1289)。
二、借用期間: 借用期限最多三年。
三、借用對象:
(一)新進編制內教師且具有職務宿舍申請資格者,得於起聘前一個月至起聘後一年內,於公告期間內向總務處經營管理一組(以下簡稱管理單位)提出申請。
(二)借用資格:
(1)供本校編制內專任助理教授以上、編制內具有博士學位之研究人員或因職務特殊,經簽奉核准需住宿之職員借用。
(2)多房間職務宿舍供有配偶、未成年子女、父母或身心障礙賴其扶養之已成年子女隨居任所者借用。
2.單房間職務宿舍:供本校編制內專任教師、編制內研究人員或非編制專案教師借用。因職務特殊,需住宿之職員得借用雅房;專案教師得借用家庭房型之套房或雅房。

Regulations for renting new faculty dormitories at Yangming Campus

2. Rental period: Applicants may rent for a maximum of 3 years.
3. Applicant: During the announcement period, new full-time teachers within the staffing complement and who are eligible to apply for staff dormitories may apply for dormitories to the First Division of Property and Business Management attached to General Affairs Office (hereinafter referred to as “the management unit”) 1 month before employment and within the first year of employment.

Tenants living without the aforementioned family members may also apply for the multiple-room staff dormitories after they have worked in the University for more than 3 years.
(2) Single-room staff dormitories: Available for full-time assistant professors, associate professors, and professors; full-time research staff; and contract project teachers. Personnel who require accommodation because of the nature of their jobs may rent a room. Project teachers may rent family-type studios or rooms.
Application period: When dormitories are available for allocation in May and November each year, the relevant management unit will provide a 20-day notice (including holidays). Applicants who need to rent a dormitory must submit their application during the specified period.
Rental period: Staff within the staffing complement of the University may rent the same type of staff dormitory room for up to 15 years. This 15-year period continues if the staff member changes rooms and moves into the same type of staff dormitory room. The total duration of renting various types of dormitory rooms, including multiple-room and single-room dormitory rooms, may not exceed 25 years.
(一)新進編制內教師且具有職務宿舍申請資格者,得於起聘前一個月至起聘後一年內,於公告期間內向總務處經營管理一組(以下簡稱管理單位)提出申請。
(二)借用資格:
1.多房間職務宿舍:
(1)供本校編制內專任助理教授以上、編制內具有博士學位之研究人員或因職務特殊,經簽奉核准需住宿之職員借用。
(2)多房間職務宿舍供有配偶、未成年子女、父母或身心障礙賴其扶養之已成年子女隨居任所者借用。如無上述眷屬隨居任所。
2.單房間職務宿舍:供本校編制內專任教師、編制內研究人員或非編制專案教師借用。因職務特殊,需住宿之職員得借用雅房;專案教師得借用家庭房型之套房或雅房。
管理單位於每年一月、七月有宿舍待配時,公告週知二十日 (含例假日),申請人有借用需求時,請於公告期間內提出申請。
借用期間:借用期限最多三年。
(1) During the announcement period, new full-time teachers within the staffing complement and who are eligible to apply for staff dormitories may apply for dormitories to the First Division of Property and Business Management attached to General Affairs Office (hereinafter referred to as “the management unit”) 1 month before employment and within the first year of employment.
(2) Eligibility criteria for renting
1. Multiple-room staff dormitories:
(1) Available for full-time assistant professors, associate professors, and professors; full-time research staff with a Ph.D. degree; and approved personnel who require dormitories because of the nature of their jobs.
(2) Tenants living with their spouses, minor children, parents, or adult children with disabilities who require the care of the tenant may apply for the multiple-room staff dormitories. Tenants living without the aforementioned family members may also apply for the multiple-room staff dormitories after they have worked in the University for more than 3 years.
2. Single-room staff dormitories: Available for full-time assistant professors, associate professors, and professors; full-time research staff; and contract project teachers. Personnel who require accommodation because of the nature of their jobs may rent a room. Project teachers may rent family-type studios or rooms.
When dormitories are available for allocation in January and July each year, the relevant management unit will provide a 20-day notice (including holidays). Applicants who need to rent a dormitory must submit their application during the specified period.
Rental period: An applicant may rent for a maximum of 3 years.
(一)管理單位於每年五月、十一月有宿舍待配時(長期職務宿舍)每年一月、七月(新進教師職務宿舍),公告週知二十日 (含例假日),申請人有借用需求時,請於公告期間內提出申請。
(二)申請宿舍前,請申請者先取得單一入口之帳號、密碼或向管理單位申請宿舍系統臨時帳號。
(三) 請進入國立陽明交通大學校園單一入口/總務處/教職員宿舍管理系統(陽明校區)報名並上傳下列資料,逾期則視為放棄申請或不予加計點數:
1.職務宿舍借用申請單(由申請人本人親自簽名或蓋章後,由單位主管簽名或蓋章,再掃描上傳系統),必備文件。
2.申請人本人及戶內成員戶籍資料(身分證影本、戶口名簿影本或戶籍謄本),必備文件。
3.若申請人及其戶內成員有身心障礙者,請檢附身心障礙手冊影本;需加計點數者提供。
4.內政部營建署核發已歸還政府負擔補貼利息之證明(曾獲政府負擔補貼利息之輔助住宅貸款,已主動歸還政府負擔補貼利息者)。
(四)本案將擇定適當時間進行宿舍參觀,參觀日期將於當期公告內容中敘明,(請詳見公函或總務處網站/最新消息) (https://ga.nycu.edu.tw/ga/ch/app/news/list?module=headnews&id=5303)
(五)管理單位將自行於內政部營建署網站查詢申請人及其配偶是否曾獲政府輔助、補助購置或承購住宅,包括曾獲政府負擔補貼利息之輔助、補助購置住宅貸款及曾承購政府興建優惠計價之住宅等,如經查得將無法申請宿舍。
(六)管理單位於簽會人事室提供薪額、俸點及年資等資料後,統計各申請人點數,將點數E-mail給各申請人確認,並將獲配名冊簽請總務一級主管核定後依序選配。
(七)請獲配者依管理單位通知辦理簽約及法院公證作業,法院公證費用由借用人自行負擔。
(1) When long-term staff dormitories are available for allocation in May and November and new faculty dormitories are available for allocation in January and July each year, the relevant management unit will provide a 20-day notice (including holidays). Applicants who need to rent a dormitory must submit their application during the specified period.
(2) Before applying to rent a dormitory, applicants must obtain an NYCU Portal account and password or request the management unit to provide them with a temporary dormitory system account.
(3) Please register and upload the following documents to the website (http://portal.nycu.edu.tw/#/login?redirect=%2Flinks%2Fnycu) within the specified period through the following path: NYCU Portal / NYCU Campus/ General Affairs/Teacher dormitory management system. Applicants who fail to do so by the deadline shall be regarded as having withdrawn their applications and are not eligible for cumulative point calculation. The documents are as follows:
1. The Faculty Dormitory Lease Form is required and must be signed or stamped by the applicant, signed or stamped by the unit supervisor, and scanned and then uploaded to the system.
2. Household registration records (copy of R.O.C. (Taiwan) Resident Certificate card, copy of household certificate, or household certificate transcript) of the applicant and their household members are required.
3. If the applicant or their household members have disabilities and intend to apply for bonus cumulative points, a copy of their disability identification or (and) certification must be attached.
4. An applicant who has received and repaid government subsidies for interest on housing loans must provide proof that they have repaid the government-subsidized interest; such proof must be issued by the Construction & Planning Agency, Ministry of the Interior.
(4) Suitable times for dormitory tours will be scheduled, and the tour dates will be announced in the latest announcement. For more details, please refer to the official letter or visit the News section (https://ga.nycu.edu.tw/ga/en/app/news/list?module=headnews&id=1353) of the Office of General Affairs website.
(5) The relevant management unit shall check the website of the Construction & Planning Agency, Ministry of the Interior, to verify whether an applicant or their spouse has ever received government assistance or subsidies for the purchase or acquisition of housing,including assistance and subsidies for interest on housing loans and the acquisition of government-built housing at preferential prices. Applicants who fail to meet the eligibility criteria may not apply for a dormitory.
(6) After verifying the base salary, points of pay, and seniority information of applicants with the Personnel Office, the relevant management unit calculates the points for each applicant, sends an email to the applicant to confirm their assigned points, and submits the list of applicants selected for dormitory allocation to the first-level unit supervisor of the General Affairs Office for approval.
(7) Applicants who are allocated a dormitory must follow the instructions of the relevant management unit to complete contract signing and court notarization processes. Notarial fees shall be borne by the tenants.
(一)薪額每十元為一點:
管理單位根據人事室資料為計分標準,如有更動,申請人得持憑證件向管理單位辦理變更點數。
(二)年資:
1.以到職之日起至分配公告前一個月最後一日計算,每滿三個月為一點。年資之計算,以借用人任本校現職月份起,開始計算點數。
2.如年資中斷者,其前後在本校任職的年資,得合併計算。
3.合聘教師,改在本校支薪者,其不在本校支薪時之合聘年資不予計算。
4.客座教師於客座期滿繼續於本校任教者,其在本校客座期間之年資得予計點。
5.留職停薪期間,年資不予計算點數。
(三)申請人之配偶、未成年子女、父母(本人或配偶擇一)或身心障礙賴其扶養之已成年子女隨居任所者,每口折算三點,以十五點為限。
(四)申請人及其配偶同在本校服務,雙方均為編制內人員者,其點數可合併計算,以點數較高者為基數,加計較低者年資、薪額點數百分之三十。
(五)申請人及其配偶、未成年子女及申請書所列眷屬在全國均無自有住宅者加計六點;有自有住宅,惟下列情形者得加計四點:
1.申請陽明校區宿舍:自有住宅非位於臺北市、新北市。
2.申請交大校區宿舍:自有住宅非位於新竹縣市、桃園縣市、苗栗縣者。
申請人與他人共有建物產權,其持分面積在十坪以下,且出具切結書敘明無居住及出租事實時,得依本規定加計點數。
(六)申請人及其配偶、直系血親如為身心障礙人士並隨居任所者,依障礙等級為輕度、中度、重度及極重度,分別依序加計一點、二點、三點及四點。
(七)講座教授加計八點。
(八)為延攬人才,新進教師依第四點規定申請新進教師宿舍時,其兼任一級行政主管加計十點,二級行政主管加計五點。
申請人有前項第六款情形者,於公告期間內需繳交身心障礙手冊影本,逾期不予加計點數。申請單房間職務宿舍僅採計前項第一、二款、第五至七款之個人點數。
(1) One point for every NT$10 in salary point:
The management unit calculates dormitory points by using ination obtained from the Personnel Office. If an applicant’s ination changes, the applicant may submit an application for point adjustment, with documents of proof included, to the management unit.
(2) Seniority:
1. Seniority (i.e., years of service) will be calculated from the first day of work to the last day of the month before the month when dormitory distribution was announced; employees will be awarded one point for every 3 months of employment. Seniority calculation will begin in the month in which the tenant assumes their current position at the University.
2. For tenants whose seniority is noncontinuous, seniority will be calculated as the total seniority at the University.
3. For jointly-appointed professors, only the years in which they were paid by the University will count toward their seniority.
4. For visiting professors who continue to work at the University after the duration of their visit, the seniority within the duration of the visit will count toward their seniority points.
5. For people who are on leave without pay, the leave period will not be included in seniority point calculations.
(3) For applicants living with a spouse, minor children, parents (either their own or their spouse’s), or adult children with disabilities who rely on the applicants, 3 points will be awarded for each dependent for up to 15 points.
(4) When both an applicant and his/her spouse work for the University and are within the staffing complement of the University, their points may be calculated together, with the higher of the two sets of points used as a basis and 30% of the other set of seniority and salary points added to this basis.
(5) Applicants are awarded 6 points when neither they nor their spouse, minor children, or family members listed on the application own a residence in Taiwan. Applicants are awarded 4 points when they own a residence in Taiwan but meet the following conditions.
1. Apply the Yang Ming campus dormitories: their own residence is not in Taipei City or New Taipei City.
2. Apply the Chiao Tung campus dormitories: their own residence is not in Hsinchu City, Hsinchu County, Taoyuan City, Taoyuan County, or Miaoli County.
When an applicant co-owns a residence and their share of the ownership is 10 ping or less and when they submit a declaration stating that they do not live in that residence or rent out that residence, they are eligible to receive points.
(6) When an applicant has a disability or his/her spouse or direct family members have disabilities and live with the applicant, the applicant will receive 1, 2, 3, or 4 points when the level of disability is mild, moderate, severe, or profound, respectively.
(7) The Chair Professor will receive 8 points.
(8) To facilitate recruitment of talent, when a new teacher applies to live in new-teacher dormitories in accordance with Article 4 and also serves as a first-level or second-level administrative supervisor, they shall receive an additional 10 and 5 points, respectively.
When the applicant meets the specifications of subparagraph 6, they must submit a photocopy of the disability ID during the announcement period. If they do not submit the document before the deadline, they will not receive the associated points. For applicants of single-room staff dormitories, only the personal points discussed in subparagraphs 1, 2, 5, 6, and 7 will be considered.
(一)多房間職務宿舍之設備及家具均由借用人自備。
(二)單房間職務宿舍內個人所使用之設備及家具以借用人自行添購為原則,家庭房型公共區域之設備及家電得由本校視經費狀況提供,借用人不得指定添置。
(三)宿舍借用人對宿舍設備及公有家具,應負善良管理之責。宿舍之室內空間由借用人自行維護。
(四)宿舍借用期間,本校得定期或不定期派員查訪或調查宿舍使用情形,宿舍借用人不得規避、妨礙或拒絕。
(1) Tenants of multiple-room staff dormitories must prepare their own equipment and furniture.
(2) In principle, tenants of single-room staff dormitories must purchase their own equipment and furniture. However, each campus may make other arrangements. The equipment and appliances in the pubic area of family-type staff dormitories may be provided by the University depending on the fund, and tenants may not specify any equipment or appliance to be provided.
(3) Tenants must exercise due care toward the equipment and public furniture in dormitories. Tenants must maintain the indoor space within their dormitory.
(4) During the lease, the University may arrange scheduled or unscheduled inspections or investigations of the usage of dormitories, and tenants may not avoid, obstruct, or refuse such inspections or investigations.
(一)教師在接受其他學校或機關借聘或借調且不在本校支薪期間。
(二)留職停薪期間。
(三)留職留薪超過一年以上。
(1) Teachers hired or seconded to other schools or institutions and not paid by the University.
(2) Applicants on temporary leave without salary.
(3) Applicants on temporary leave with salary for more than 1 year.
同種類調配宿舍者,或同種類之職務宿舍因故遷出又重新申請借用者,順位排於首次申請者之後;惟借用人增加須扶養之未成年子女,而須調配至較多房間數之多房間職務宿舍時,或已申請過新進教師宿舍者,再申請長期職務宿舍時,其順位不受上開限制。
People who apply to change to dormitory rooms of the same type and people who had moved out and re-apply to live in the same type of dormitory will have a lower priority than first-time applicants. However, applicants who have minor children and applied to move to another dormitories with more rooms, or who had applied to live in new-teacher dormitories and then applied to move to long-term staff dormitories are not subject to this lower prioritization.
借用人申請調配時,處理方式如下:
1.自多房間職務宿舍調配至其他多房間職務宿舍:未滿五年申請調配者,借用人須自付騰空檢修費新臺幣十萬元整,如原宿舍之屋齡在十年以下,僅須自付檢修費新臺幣五萬元整。第二次以上調配,不論原宿舍借用時間長短,均需支付新臺幣十萬元整。
2.自單房間職務宿舍調配至其他單房間職務宿舍:未滿半年申請調配者,借用人須自付騰空檢修費新臺幣一萬元整。
3.借用人遷出後六個月內再次申請借用而獲配者,比照調配須支付騰空檢修費。
The following are applicable when the tenant applies to change dormitories:
(1) In cases where the tenant wishes to move from a multiple-room staff dormitory to another multiple-room dormitory, if the tenant’s stay in the original dorm room is less than 5 years, the tenant must pay a NT$100,000 evacuation and inspection fee. Individuals applying to change dormitories for a second or more times, will be charged NT$100,000 regardless of how long they have been in the dormitory.
(2) In cases where the tenant wishes to move from a single-room staff dormitory to another single-room dormitory, applicants who have not lived in the dormitory for more than 6 months must pay a NT$10,000 evacuation and inspection fee.
(3) In cases where tenants have moved out of a dormitory for less than 6 months, reapplied to live in a dormitory, and had their application approved, the tenants are considered to be applying to change dormitories and must pay an evacuation and inspection fee.
(一)借用人提早歸還宿舍,請於一個月前通知本校,以利主計及出納作業。
(二)借用人應於規定期限內,將私人物品騰空並將廢棄物清理完竣,如未清理,其全部物品得由學校視同廢棄物處理,清理費用由借用人負擔,借用人不得異議。
(三)所配宿舍依管理單位規定點交,如基本設施有毀損或短少,應負損害賠償責任。
(四)繳清宿舍管理費及其他相關費用。
(五)借用人如未完成前項規定之手續,而逕自遷出宿舍者,不免除其借用保管責任,對於所生損害,仍須負賠償責任。
(1)Tenants who intend to return the dormitory early shall inform the University 1 month in advance to facilitate accounting and cashier operations.
(2) Tenants shall vacate their personal belongings and clean up waste within the prescribed period. Otherwise, the University shall dispose of all belongings as waste and charge tenants for the price of waste disposal, which tenants may not dispute.
(3) The management unit shall inspect the dormitory during the transfer. If basic facilities are damaged or missing, the tenant shall be responsible for the loss or damages.
(4) The tenant shall pay the dormitory management fee and all other fees.
(5) If the tenant moves out of the dormitory before completing the aforementioned procedures, the tenant is still responsible for the dormitory and must compensate for damages to the dormitory.
宿舍使用期間如有設施損壞,除下列設施及情況外,借用人應自行負擔修繕經費:
(一)建築物結構體漏水、滲水(含修繕範圍之復原粉刷)。
(二)房屋四周木門窗腐朽損壞等。
(三)衛浴、廚房設備若為學校所提供,損壞後由本校收回,不再添置及維修。
(四)公共設施部份:
1.公共梯間、公共門扇設施、電梯及消防設備器材維護、衛工管路、對講 機(含門禁系統)維護。
2.宿舍區內總體機、水、電設施、公共管線及消防總系統等。
3.建築物梁、柱、樓板、承重牆、外牆及屋頂等主要結構系統損壞,其有 影響居住安全之虞者。
4.宿舍區專用道路及圍牆
The tenant must pay the repair fee for damaged facilities in the dormitory during the period they are renting the dormitory, unless any of the following facilities are damaged or situations occur:
(1) The building structure is damaged through water leakage or water seepage (include the painting of the repaired area).
(2) Decay or damage to wooden doors and windows in the dormitory.
(3) If bathroom and kitchen equipment are provided by the university, damaged equipment shall be returned to the university and no replacement or repair shall be provided.
(4) Public facilities:
a. Maintenance of public staircases, public doors and windows, elevators, fire-fighting equipment, sanitary pipe lines, and interphones (including door entrance security systems).
b. The mechanical, water, and electricity facilities of the dormitory district, the public pipe lines, and the general fire-fighting system.
c. Damaged major structural components such as beams, pillars, floors, load-bearing walls, external walls, and ceilings of the building that could affect the safety of tenants.
d. The accommodation road and walls of the dormitory district.
(一)宿舍均按現狀配住;多房間職務宿舍於老舊或特殊情形下,借用人首次進住,本校得提供修繕補助,借用人須檢據核銷;本補助每人僅限一次,如調配至他宿舍,不再補助;夫妻雙方均任職於本校,亦僅補助一次,依建築物屋齡,補助金額上限如下:
1.屋齡10年以下:不予補助。
2.屋齡超過10年至25年:新臺幣十萬元。
3.屋齡超過25年:管理單位得依屋況進行房屋基本水電安全查修後,再補助新臺幣十萬元。
依本校職務宿舍借用與管理要點第十五點規定配住者,該等多屬老舊建物而有改建計畫,配住前由本校進行房屋基本水電安全查修後,不再提供修繕補助。
(二)自費修繕宿舍:
1.借用人不得任意增建、改建、搭建違建、變更格局或改變建物外觀,如有特殊事由,須由借用人檢附相關說明,經總務長核准後辦理,若因而導致漏水及損壞情事,應由當事人自行負擔修繕費用;如需於建物外牆施作鐵窗需依當地縣市政府相關規定辦理。
2.宿舍借用人應在施工日七天以前通知村長及管理單位,告知施工之期間、內容等,並自行於該棟明顯處張貼公告。
3.為維護宿舍區安寧,產生噪音之整修工程,施工時間限於星期一至星期五早上八點至中午十二點、下午二點至六點,其他時段不得施工;星期六、星期日與國定假日亦不得施工;惟如發生突發性緊急狀況(如:水管爆裂、煤氣外洩等),不在此限。
4.施工時應儘量連續、縮短工期。借用人對施工期間之相關事項須負全部責任。若遭他人檢舉、造成他人損失或產生罰款,悉由借用人自行處理。
5.借用人自費修繕宿舍所增設之工作物,於遷出時應回復原狀並負擔相關拆除費用,如經本校認定得予保留者,借用人不得要求補償。
(三)本校如因修繕而有進入宿舍室內空間或施工之必要,借用人須配合不得拒絕。
(1) Dormitories are allocated according to its current status. The university may provide repair subsidies for first-time tenants moving into multiple-room staff dormitories that are old or under special circumstances. Such tenants must provide the receipt for the subsidy, and the subsidy is provided only once for each tenant. If tenants relocate to another dormitory, they cannot receive the subsidy again. If both the tenant and the tenant’s spouse are employed at the university, they may receive the subsidy only once. The maximum subsidy provided to tenants depends on the age of the dormitory and is determined as follows:
a. Dormitories less than 10 years old: No subsidy.
b. Dormitories that are 10–25 years old: NT$ 100,000
c. Dormitories that are over 25 years old: The management units may inspect and repair the basic water and electricity facilities of the dormitory and provide an additional repair subsidy of NT$ 100,000.
Tenants who live in dormitories pursuant to Article 15 of the Guidelines for Lease and Management of the Staff Dormitory are mostly living in old buildings pending reconstruction. Tenants allocated to such dormitories shall not receive repair subsidies after basic water and electricity facilities have been inspected and repaired by the university.
(2) Self-paid construction in dormitories:
a. Tenants may not arbitrarily expand, reconstruct, illegally construct, structurally alter, or change the appearance of the building. If tenants have special needs, they must submit their reasoning for requiring construction, which may commence only after the approval of the Dean for General Affairs. Such tenants must pay for the repair fee for water leakage or other damages caused through said construction. Tenants who install l bars outside their windows must follow the regulations of the local government.
b. Tenants must provide the duration and content of the construction to the chief and management units 7 days before construction and must place an announcement of the construction in an obvious location in the dormitory building.
c. To maintain peace and quiet in the dormitory district, construction that generates noise may only be conducted from 08:00–12:00 and 14:00–18:00 from Monday to Friday. Construction may not be conducted at any other time or on Saturday, Sunday, and public holidays. Sudden emergency situations such as broken water pipes and coal gas leakage are not limited by the aforementioned restrictions.
d. The construction must be continuous, and the construction period should be minimized. Tenants are responsible for relevant matters during the construction period. They are responsible for reports communicated by other people, the losses and damages of other people caused by the construction, and construction-related fines.
e. Items added by tenants after self-paid construction must be removed when the tenants move out. Tenants shall restore the dormitory to its original design and pay for the restoration cost. They may not ask for compensation if the university determines that the item may be left in the dormitory.
(3)Tenants must cooperate and may not refuse if the university has to enter the dormitory for maintenance or construction works.
因特殊需要,經校長核定者,始得跨校區申請宿舍;申請人須依本要點規定,於公告期間內提出申請,並依所得積點多寡依序配住,每次借用期限最多三年,得續借一次。
Applicants with special needs may apply for dormitories in different campuses following the approval of the president. Such applicants must follow the regulations of this Guideline and submit their application during the announcement period. The allocation of dormitories is to be based on the points of the applicants. Applicants may rent for a maximum of 3 years and renew their rent once.
一、宿舍收回規定:
(一)職務宿舍借用人專任改兼任、調職、離職、停職、留職停薪、退休或卸除其特殊職務時,除法律或宿舍管理手冊另有規定外,應於三個月內遷出;受撤職、休職或免職處分時,應於一個月內遷出;在職死亡時,其遺族應在三個月內遷出。但宿舍借用人因養育三足歲以下之子女依法留職停薪者,不在此限。
(二)宿舍有下列情形之ㄧ時,本校得終止借用契約,借用人應於規定期限內搬遷:
1.宿舍管理手冊規定須終止借用契約者。
2.應校務發展需要而拆除。
3.積欠宿舍管理費或水電費、公共費用達一定金額,經催繳後未於規定期限內繳納者。
4.借用人未配合宿舍使用情形檢核、不常居住或有異常情形者。
5.宿舍借用人未實際居住,將宿舍全部或部份出租、轉借、調換、轉讓、增建、改建、經營商業或作其他用途。
6.其他因情節重大,經職務宿舍管理委員會決議確定者。
二、宿舍收回程序:
(一)借用人提早歸還宿舍,請於一個月前通知本校,以利主計及出納作業。
(二)借用人應於規定期限內,將私人物品騰空並將廢棄物清理完竣,如未清理,其全部物品得由學校視同廢棄物處理,清理費用由借用人負擔,借用人不得異議。

1.Regulations for the return of dormitories:
(1) Tenants of staff dormitories who have transferred, left, retired, been suspended, transitioned from full-time staff to part-time staff, taken temporary leave without salary, or been relieved of their job must move out of the dormitories within 3 months unless otherwise stated in the relevant law or the Dormitory Management Handbook. Tenants who have been dismissed, suspended, or removed must move out within 1 month. The family of a deceased tenant shall move out within 3 months. However, tenants who take temporary leave without salary to care for a child under the age of 3 years pursuant to the law are limited to the aforementioned regulations.
(2) The University may terminate the contract and the tenant must move out within a certain period if any of the following situations occur:
a. The Dormitory Management Handbook requires the termination of the contract.
b. The dormitories are being demolished for the development of the University.
c. The tenant has not paid a certain amount of the dormitory management fee, utility fee, or public fee and has failed to pay the fees within a certain period after they have been ined of the late payment.
d. The tenant does not cooperate with the inspection of the usage of the dormitory, the tenant rarely lives in the dormitory, and any other unusual situation.
e. The tenant does not live in the dormitory and has partially or completed leased, lent, exchanged, transferred, expanded, or remodeled the dormitory or has used the dormitory for commercial or other purposes.
f. Any other serious offences confirmed by the Staff Dormitory Management Committee.
2. Procedures for the return of dormitories:
(1) Tenants who intend to return the dormitory early shall in the University 1 month in advance to facilitate accounting and cashier operations.
(2) Tenants shall vacate their personal belongings and clean up waste within the prescribed period. Otherwise, the University shall dispose of all belongings as waste and charge tenants for the price of waste disposal, which tenants may not dispute.
(3) The management unit shall inspect the dormitory during the transfer. If basic facilities are damaged or missing, the tenant shall be responsible for the loss or damages.
(4) The tenant shall pay the dormitory management fee and all other fees.
